About this role:
The Director, Campus Operations primarily oversees the operations and facility functionsfor the USGA’s Pinehurst campus and regional properties. Golf House Pinehurst is a newly-opened property that sits on a 6.7 acre parcel and includes 2 buildings – a26,000 square foot testing and administration buildingand an 18,000 square foot Museum - the USGA Experience & World Golf Hall of Fame. The Museum is open to the visiting public 7 days a week. The property includes 3.5 acres ofadjacent outdoor landscape and gardens, as well as parking facilities. The Director also manages off-site properties, including a Testing Pavilion and a storage warehouse. The Director will lead and collaborate with team members to ensure the property is supporting the needs of users and issafe, comfortable, productive, efficient and sustainable. The Director will also work collaboratively with the Senior Director to accomplish projects that support the overall operation of all USGA’s properties.
What you'll do:
Campus Operations & Management
- Lead internal team and contracted services in the management of all facility functions – building and landscape operations and maintenance, space planning, capital planning and project management, health fire and safety, security, housekeeping, office services and business continuity.
- Collaborate with Campus users to ensure property is supporting the needs of the organization.
- Maintain the highest level of aesthetic appearance both inside and outside of all facilities.
- As a new property, improve, develop, and implement processes, procedures and policy to ensure consistency and high performance.
- Oversee implementation and use of Computerized Maintenance Management System (CMMS) for the creation of maintenance work orders.
- Provide timelyand accurate financial reporting demonstrating sound operational control.
- Establish annual goals for the department, ensuring objectives are achieved.
- Create, track and report on key performance indicators to demonstrateoptimal facility performance.
- Develop consistent communications and training among staff – both USGA and subcontracted – to ensure all staff are well-informed and connected to the organizational mission.
Financial & Contract Management
- Develop and maintain annual operating budget and capital plan.
- Manage the budget to plan and provide monthly variance reports and explanations. Provide periodic forecasts to plan.
- Manage service contracts for services, such as: janitorial, trash removal, landscaping, pest control, statutory testing and food services.
- Ensure all certificates of insurance, W9’s, safety data sheets and all other pertinent documents are on file.
- Monitor performance to demonstrate achievement of agreed upon service levels.
- Track and report the consumption and costs for all utilities including electricity, gas, water and diesel fuel.
Project Management
- Work collaboratively with the Senior Director to accomplish projects affecting the whole USGA portfolio, ensuring consistency across locations.
- Lead interdepartmental projects with a wide range of subject matter to support the efficient operations and functional growth of the property.
Where you'll be:
This role is based at our Pinehurst, North Carolina campus, and will be on-site 5 days per week.Limited travel is required. As needed, there will be occasional support or response for after-hours events or emergencies.
What you bring:
- Bachelor’s degree in relevant field or work experience.
- 5-8 years in property management, preferably for a property with public/private functions with highly designed landscapes.
- Experience leading teams and contractors with diverse skill sets.
- Functional understanding of the maintenance of building systems – MEP, Fire and Life Safety, Elevators.
- Strong project management skills.
- Experience managing a facilities budget.
- Exceptional written and verbal communication skills.
- A systems-thinker with demonstrated ability to develop processes from scratch.
- Ability to work with people and with an open and engaging personality.
- Experience in managing projects and logistics across a range of subject matter, identifying issues and mitigating challenges as they arise.
- Proficient with Microsoft Office Suite.
